VA Home Loans for Texas Veterans

Are you a veteran, active-duty service member or eligible surviving spouse? You may qualify for a VA home loan, a mortgage option backed by the U.S. Department of Veterans Affairs.

How a VA loan works

VA loans were created to help people who served our country become homeowners. They may make owning a home more accessible than other loan types, and in many cases the benefit can be used more than once.

  • Backed by the VA

The U.S. Department of Veterans Affairs guarantees part of the loan. A lender like us makes the loan; the VA backing is what makes the program different.

  • For the home you live in

A VA loan is for a home you will live in as your primary residence, whether you are buying or refinancing.

  • A VA appraisal

The home gets a VA appraisal, which checks its value and that it meets the VA's minimum property requirements.

  • A one-time funding fee

Most VA loans carry a VA funding fee. Some borrowers are exempt, including many veterans who receive VA disability compensation.

Who may be eligible

  • Veterans who meet the VA's service requirements
  • Active-duty service members
  • National Guard and Reserve members who meet the service requirements
  • Some surviving spouses of service members or veterans

The VA sets the exact service rules. Read how to qualify for a VA loan, or call and we will check with you.

The road to closing

  1. Get your Certificate of Eligibility

The COE shows the VA that you qualify for the benefit. Your loan officer can often request it for you.

  2. Get pre-approved

We review your income, credit and the entitlement on your COE so you know what you can borrow before you shop.

  3. Find your home

Shop with a real estate agent who knows how VA offers work.

  4. Appraisal and closing

The VA appraisal is ordered, your file is approved, and you sign at the closing table.
