Mortgage Calculators
Five quick tools for planning a purchase or a refinance. Type your own numbers; every result says what it includes.
Your numbers
Type the rate you were quoted or want to test. Rates change daily and depend on credit, the property and the program.
Your numbers
Car notes, student loans, card minimums, child support. Not groceries or utilities.
Many loan programs look at this share. Sitting lower leaves more breathing room each month.

Type the rate you were quoted or want to test. Rates change daily and depend on credit, the property and the program.
Use the figure from a loan estimate if you have one. The tool assumes they are paid at closing, not added to the loan.
Your loan today
Check with your servicer how to send extra so it goes to principal.
Your numbers
Buying has costs at both ends, so how long you stay matters more than almost anything else here.
An assumption, not a promise. Values go down too; try 0.
Share of the price.
Share of the sale price: commissions, title and the rest.
Adjust loan type, taxes, insurance and mortgage insurance
The payment, home price and rent-or-buy tools all use these same figures, so they agree with each other.
Mortgage insurance may apply when the down payment is below the lender's threshold. Enter the figure your loan officer gives you, or leave it blank.
FHA loans carry an upfront premium, financed into the loan, plus an annual premium. Enter the figures your loan officer gives you.
VA loans have their own rules on mortgage insurance and a one-time funding fee that may be paid at closing or financed; some veterans are exempt.
Depends on credit and down payment. Leave blank to leave it out.
The VA sets it by down payment and whether this is a first use.
The full posted rate from every taxing unit, before exemptions. Montgomery County totals vary with the school district and the city or MUD.
The homestead exemption comes off this part only. Your appraisal district lists the rate for each unit.
A real number beats any rate. One caution: a seller's bill may not be what you pay, since exemptions do not transfer and the home is often revalued after a sale.
Texas takes $140,000 off the value for school taxes on every homestead. County, city, MUD and other taxes are figured on the full value.
Texas takes another $60,000 off for school taxes, $200,000 in all, and freezes the school portion. Other taxes are figured on the full value.
Texas takes a set amount off the taxable value at this rating, for every taxing unit, on top of the school homestead exemption.
Texas fully exempts the homestead of a veteran rated 100 percent disabled or individually unemployable, and of certain surviving spouses. The estimate sets property tax to zero. The county appraisal district handles the application.
Leave at zero if there is no HOA.
Add an interest rate to see the payment. We do not post rates here: they move daily, and the one you get depends on your credit, the property and the program. Call us for today's real figure.
Estimated monthly payment
Fill in your income and an interest rate to see a price range. Your real budget depends on credit, documentation and the home itself.
Estimated top of your range
Comfortable is not the same as approved. A written pre-approval is what sellers take seriously.
Add your current rate and the new rate you are weighing to compare the two loans.
Monthly change
Principal and interest only. Taxes and insurance stay about the same either way. A longer new term can lower the monthly figure while raising total interest.
Add the interest rate on your loan to see what extra payments do.
Interest you would skip
Assumes the extra goes to principal every month from today and the loan has no prepayment penalty.
Fill in your rent, a price and an interest rate to compare the two over the years you plan to stay.
Renting costs
Owning costs, net
Maintenance and repairs vary by home and are left out. So are income-tax effects and what the down payment could have earned elsewhere.
Want real numbers?
A calculator works from the figures you give it. A loan officer works from your credit, your income and the home you want, then puts it in writing. Call us at (936) 447-5626 or send a note on the Let's Talk page.
